Soil test for environmental permits or zoning plans

What is it?

When you submit an application for an environmental permit or a zoning plan amendment, the municipality must assess whether the soil is suitable. This is called a soil test. If the soil test shows that your location is unsuspected, you do not have to have a soil test performed. This can save you a lot of money.

What to do.

If you have us perform the soil test, and it shows that the construction site is unsuspicious, you do not need to have a soil test performed.

However, if the soil test shows that your location is suspicious, you still have to have a soil test performed. In that case, we will only charge the fees for assessing that soil test (and therefore not for the soil test).

What does it cost?

If you let the municipality do the soil test, you will save not only the cost of a soil test but also part of the handling fee (dues). This is because the costs for having the soil test done are lower than the costs for assessing a soil test. If the soil test shows that your location is suspect, you still have to have a soil test done. In that case, we will only charge the fees for assessing the soil test (and not for the soil test).

How long does it take?

When expanding residence space under an environmental permit or zoning ordinance, the municipality must determine whether the soil quality is suitable.

So if you are applying for a dormer or a shed, the municipality is not going to assess the soil quality and therefore there is no need to conduct a soil test.

In addition, the municipality checks that you are not going to build on a site where there is an existing case of serious contamination.

Additional information

The soil quality of the municipality of Aalten is recorded in the 'Nota bodemkwaliteitskaart regio Achterhoek 2012'. The calculated background values of the soil quality map have been tested against the Soil Quality Decree. This shows that the soil quality of the entire municipality is suitable for the function 'Living'. This only applies to unsuspected locations. On the basis of the soil test, the municipality assesses whether a location is unsuspicious and therefore whether you need to conduct a soil test or not. If the location is suspicious, a soil test is required.
