Demolition notification building or part building

What is it?

You usually do not need a permit to demolish. Often, however, you must report the demolition.

So do the Permit Check on the Omgevingsloket. There you will find all the demolition rules together.
From this check you can start reporting or apply for the permit. Use DigiD or eRecognition for this.

What to do.

Doing demolition notification

You file a demolition notification in the following cases:

  • demolition will release 10m3 or more of waste
  • during demolition you remove asbestos

Demolition notification and permit

You will also need a permit in the following cases:

  • demolition work on a recognized monument
  • demolition work on a building in a protected town or villagescape
  • demolition in violation of the environmental plan

If you also need a permit, you can do so at the same time as the demolition notification.

Make the notification at least 4 weeks before you want to start. In the following cases, make the notification no later than 5 working days in advance:

  • Your company performs repair or mutation maintenance work on a part of the building containing asbestos. This only applies if during those 4 weeks the building is unnecessarily vacant or impeding its use.
  • The landlord performs maintenance work.
  • The occupant who is bonded asbestos up to a maximum of 35 m2 per plot removes. Consider:
    • bolted corrugated sheets with bonded asbestos fibers (not roof slates)
    • floor tiles
    • non-glued floor covering

After the demolition notification

  • The municipality will send you an acknowledgement of receipt of the demolition notification.
  • If your report is not complete, you will be notified and must file a new report.
  • If your report is complete, the municipality may impose conditions on the demolition work. You must comply with these conditions.

Report start and end of work

  • Before starting demolition work, notify the municipality. Do this at least 2 working days in advance.
  • When you have finished the work, also report it to the municipality. Do this no later than the first working day after you have finished the work.

What do I need?

Information accompanying the demolition notification

  • name and address owner of structure to be demolished
  • name and address performer of work
  • address, cadastral number and type of structure
  • the dates and times you will demolish
  • how you are going to demolish
  • details of the waste and how you will dispose of it

Enclose reports with demolition notification

With the demolition notification, you may also need to include one or more reports. For example:

  • (if you expect to release asbestos) an asbestos inventory report from a certified asbestos inventory company
  • A demolition safety plan: for safety at the demolition site
  • An acoustic survey report: to reduce noise pollution
  • a report of a vibration study: to reduce nuisance from vibration

Note: You must always include an asbestos inventory report if it involves a building built before 1994.
