Starter Loan
What is it?
You are about to buy your first home, either alone or with someone else. However, due to the heated housing market, you are just short of the amount you need. With a starter loan, you can borrow extra on top of your mortgage, up to a maximum of 10% of the maximum purchase or contract price of the starter loan. For this year, this means a maximum of 10% of €300,585 (price level 2026). After three years, this will be reassessed based on your income (reassessment). The term of the starter loan is 30 years. The interest rate is fixed for the first 15 years. The loan is provided by the Dutch Municipal Housing Incentive Fund (SVn).
How does it work?
To qualify for the starter loan, you must meet some requirements . All requirements are mentioned in the regulation (see local regulations). The most important ones are listed below.
- You are 18 years or older, resident in the Netherlands and entitled to residency.
- This is the first home you buy. When you buy a house together, this applies to both of you.
- You move into the home yourself. When you buy a house together, this applies to both of you.
- The house purchased is in the municipality of Aalten (so starters from outside the municipality are also welcome).
- The purchase/contract price of the home is a maximum of €300,585 (price level 2026). This amount is indexed annually on January 1 in accordance with government regulations.
- The mortgage and the Starter Loan must be taken out with National Mortgage Guarantee (NHG). This means that the first mortgage must also be taken out with NHG.
For the calculation of the amount of the Starter Loan, the co-financing of improvement and preservation costs or additional work is allowed on top of the purchase price provided that the most current Requirements and Standards of NHG are met.
What to do
Complete the application form below. And attach the signed (preliminary) purchase contract and copy of identification.
If the application is complete, you will receive confirmation of receipt within two weeks and a digital allocation or rejection letter from us within eight weeks.
In the case of allocation, you go to the SVn. Please note! Our allocation letter is valid for 8 weeks. You should therefore contact the SVn within 8 weeks. The SVn performs a financial test. After this you will receive an offer from SVn. The role of the municipality is limited to an initial test and sending the allocation letter. All other work is carried out by the SVn.
