Singel housing development: Second meeting January 19, 2026

On Monday, January 19, 2026, we organized two meetings at the town hall in Aalten about the housing plans for Singel 1 and 2. During these meetings, we presented and explained the urban development plan for the new residential area between Singelweg Hamelandroute Aalten.

During the meeting

  • we provided insight into the structure of the urban development plan and the housing program;
  • we explained how affordable rental and owner-occupied homes for different target groups are included in the plan;
  • We engaged in discussions with local residents and other interested parties about the plans and their further development.

The meetings were intended to inform residents at an early stage and give them the opportunity to ask questions and raise points of concern before further steps were taken in the planning process. Approximately 70 local residents and other interested parties attended both meetings.

The information and responses from these meetings will be incorporated into the further development of the urban development plan.

Explanatory posters for second residents' evening (January 19, 2026) housing development Singel 1 and 2 

During the residents' evening on January 19, 2026, posters were presented in which the urban development plan for the Singel 1 and 2 housing location was further explained. 

The posters were used to inform residents about the further elaboration of the urban development plan and to gather responses. The figures, distributions, and principles shown form the basis for the next phase of the plan, but have not yet been finalized.

Below is a description of what could be seen and read on the posters.

Poster 1 – Urban development plan: program and principles

This poster provides an overview of the housing program and the most important spatial principles for the planning area.

Housing program

  • A total of approximately 130 homes.
  • Approximately 35% apartments.
  • Approximately 65% of homes are detached (such as terraced houses and other single-family homes).

Price and affordability distribution (price level 2025)

  • Approximately 45% affordable housing, of which:
    • approximately 28% social housing;
    • properties for sale up to €260,000.
  • Approximately 35% affordable owner-occupied homes, with a price up to €370,000.
  • Approximately 20% expensive homes.

Greenery and landscaping

  • Approximately 50% of the planning area will be developed as a park and green space.
  • Preserving valuable existing green structures is an important principle.
  • The green space forms a cohesive park-like area within the neighborhood.

Parking

  • It is assumed that there will be sufficient parking space for everyone within the planning area.

Note: following the meetings on January 20, 2026, the Municipal Executive set the thresholds for 2026: affordable purchase €269,000 and affordable purchase €384,000.

Poster 2 – Reference images

This poster shows a series of reference images. These are explicitly not final designs for the new residential area, but atmospheric images that show the look and qualities intended in the urban development plan.

The reference images give an impression of:

Public space and greenery

  • a green, park-like residential environment;
  • coherence between housing, green spaces, and water collection;
  • places to meet, play, walk, and stay;

Housing types and buildings

  • different types of housing, such as single-family homes and apartments;
  • variation in building heights and volumes;
  • a blend of village and contemporary living;
  • Homes surrounded by greenery, matching the park-like layout of the neighborhood.

The images are intended to support the discussion about the atmosphere, appearance, and spatial quality of both the homes and the public space. They do not represent a fixed final image, but help in making choices in the further elaboration of the urban development plan.
