WOZ value
What is it?
Every year the municipality estimates the value of your home, (business) building or (building) land. This is called the 'waardering onroerende zaken' (WOZ), the WOZ-value. This value serves as the basis for determining the real estate tax due (OZB), the levies of the water board and the tax office (owner-occupied home forfait). If you do not agree with the appraised value, you can lodge an objection with the municipality.
How does it work?
- The municipal tax assessment notice shows the appraised value of your property. You will receive this notice annually.
- After receiving this notice, you can request a valuation report from the municipality. You can also request this via your personal internet page 'Mijn Aalten' and print it yourself. This allows you to check whether the municipality has determined the value correctly. You need a DigiD code to accessMijn Aalten!

Additional Information
For the assessment number, the last two zeros should not be entered and you must enter the zip code of the assessment name.
Businesses can log in to a special website for this purpose . The assessment number, zip code and house number serve as login information.

All information you provide to us is handled with care. Personal and/or address details will only be used for the purpose for which you provided them.
Additional information
- The municipality divides homes into groups. A group consists of similar homes. They are similar by location, construction and condition of maintenance.
- An appraisal firm or the municipality determines the value.
- One or a few homes are assessed. The other homes are given the same value.
- The WOZ value is the value of the property on January 1 of the year before the tax year. This date is called the value date.
Public disclosure of residential property values.
The WOZ value of all homes will be publicly available and viewable through the WOZ value counter from October 1, 2016.
As before, you can also view the WOZ value of your own home (provided it is located in the municipality of Aalten) on Mijn Aalten or request it from the municipality.
If you move into a property (as owner) during a WOZ period, you will not automatically receive a WOZ assessment and/or valuation report. You can still receive these upon request.
Objecting
Do you disagree with the assessment? Then you can file an objection. In your objection, state the assessment number and explain why you disagree. Send your objection within 6 weeks after the date on the assessment notice to the municipality for the attention of the tax officer.
Notice! Filing an objection does not suspend the payment obligation.
