"WOZ value too high? We file a free objection for you!"
There are several companies operating with this slogan. You may have read something about it, in the newspaper, on the Internet or in an advertising brochure. It sounds nice, but how does it really work?
The municipality has determined the WOZ value of your home, business premises and/or land. If you do not agree with the value, please contact us. Like you, the municipality wants the WOZ value to be correct. We have no interest in setting the value too high. In previous years, we have adjusted WOZ values in response to a telephone call or visit from a resident. After all, where work is done, mistakes are made. If it turns out that we have made a mistake in determining the WOZ value, we will gladly adjust it for you. Free of charge.

On the front of your assessment notice is the QR code WOZ-dialogue. Scan this QR code and you will be taken to a private area where you can ask questions about the WOZ, give a reaction or simply object.
Formal objection
If you do not come to an agreement with the municipal assessor, you can still file an objection. Your objection must reach the municipality no later than April 4, 2024. Formal objection is also always free and you very rarely need a specialized agency to do it. That's nice, because those agencies may say they work for free, but that's not quite true. How about that?
Letting a business object leads to higher OZB in the future
If the objection is well-founded, the municipality is required by law to pay expenses. If you have a company file an objection on your behalf, you authorize this company to collect the expense allowance that the municipality must pay if the objection is declared well-founded. This expense allowance can easily amount to €325 per objection and is so high that the companies that do this for you 'for free' can exist on it. Their livelihood is therefore the expense allowance that the municipality has to pay them because you called in the company. The municipality incurs more costs in this way. Those extra costs are eventually reflected in the rates. So in the end you do pay a price for the company you hire. This is unfortunate and unnecessary, because filing an objection yourself is really free of charge.
