Building plots
Building plots are available for sale just outside the center of Lintelo at . There are plots for detached houses, detached houses (red for red), semi-detached houses, and terraced houses. The plots are being sold by the municipality of Aalten.

Below is an overview of the lots. All prices include VAT. VAT must always be paid on the delivery of undeveloped land intended for development. Also in the overview is whether a mandel path is present with the land. A community path is a shared (community) footpath owned by several adjacent residents, with all owners jointly responsible for its construction, maintenance and use.

Building Conditions
- Dwelling must comply with the checklist of non-residential units
- The plan must comply with the environmental plan, see environmental counter for the rules and explanatory notes.
- Welstand review applies, for explanation see welstand.
- Dwelling must meet the technical requirements of the Building Works Decree (BBL).
Entry requirements
The following registration requirements apply:
- Registration is strictly personal and non-transferable;
- Persons must have a minimum age of 18 years;
- Individuals who wish to purchase a plot together must register jointly. It is not permitted to register separately.
- Registration forms must be submitted on time and fully completed.
- Registration forms that do not meet the aforementioned requirements are invalid and will not be processed by the municipality;
- Contractors, construction and/or development companies, etc. are excluded from participation.
- The buyer is obliged to use the property for five years from first registration at the residential address, exclusively for his own occupation (with any family members). Buyer is obliged to remit part of the profit to the municipality upon sale on the basis of the following remittance scheme: - within 1 year - 90% - between 1st and 2nd year - 80% - between 2nd and 3rd year - 70% - between 3rd and 4th year - 60% - between 4th and 5th year - 50%;
Registration
The first lottery round took place in September 2025. The second lottery round will take place in October 2025. Plots are still available. Interested parties can register using the online registration form at , which can be submitted via gemeente@aalten.nl.
After allocation
After allocation, an option agreement will be sent to the person assigned the lot within two weeks. Within 14 days of being sent, the signed option agreement must be returned. The option agreement will then be signed by the municipality, after which the candidate will receive a signed copy in return.
The candidate shall also owe an option fee of €1,500 excluding VAT, €1815 including VAT. This fee will be settled upon delivery of the lot. Effective from the date of signing the option agreement by the candidate, the candidate must submit an admissible environmental permit for the construction of the home within six months. If the application is submitted within this period, the final purchase agreement will be sent. The purchase agreement must be signed within 14 days. This purchase agreement states that the option fee paid will be deducted from the purchase price. Should the candidate decide not to purchase, the option fee will not be refunded. Within 2 months after signing the purchase agreement, the notarial act of delivery must be signed.

Starter Loan
By applying for a Starter Loan, you can borrow up to €29,000 extra on top of your mortgage. As a starter, you do not have to pay interest and repayments for the first three years. After three years, this will be reassessed based on your income (retest). The term of the Starter Loan is 30 years. The interest rate is fixed for the first 15 years.
How does it work?
To qualify for the starter loan, you must meet some requirements . All requirements are mentioned in the regulation (see local regulations). The most important ones are listed below.
- You are 18 years or older, resident in the Netherlands and entitled to residency.
- This is the first home you buy. When you buy a house together, this applies to both of you.
- You move into the home yourself. When you buy a house together, this applies to both of you.
- The house purchased is in the municipality of Aalten (so starters from outside the municipality are also welcome).
- The purchase/contract price of the home is up to €290,000.
- The mortgage and the Starter Loan must be taken out with National Mortgage Guarantee (NHG). This means that the first mortgage must also be taken out with NHG.
For the calculation of the Starter Loan amount, co-financing of improvement and sustainability costs or additional work is permitted in addition to the purchase price, provided that the most current Requirements and Standards of NHG are met.

Financing Statement
The financing statement is a short document in which you indicate that, based on your own financial situation, you expect to be able to pay for the plot. It is not an official document from the bank or mortgage adviser, but purely intended as an indication for us. This gives us a better idea of the feasibility of your plans.
Important to know: you do not need to provide this statement until you have received an option on a lot after the draw night. So you do not need to provide anything in advance to participate in the draw.
