Property taxes and the WOZ value of your home
You will soon receive the municipal tax assessment notice. This will contain the property tax (OZB) and the WOZ assessment. How is the WOZ value actually determined? And will you pay much more OZB due to rising house prices? We answer those questions below.
Suppose you have a single-family home with a garage and a large garden. To determine the WOZ value, we compare your home with homes that were sold around January 1, 2025. We refer to this date as the "valuation date." We compare your home with similar homes sold in the area. To do this, we look at the type of home, the year of construction, the surface area, the maintenance, and the quality of the home. So, the homes do not have to be exactly the same. We know the sale price of the homes that have been sold. We use the sale price of these comparable homes to determine the WOZ value of your home. Is your home smaller? Then you will have a lower WOZ value. But your garage and large garden will increase the WOZ value. In this way, we always compare your home with homes that have been sold and take all differences into account.
The WOZ value is the estimated sale price of your home if you had sold it on January 1, 2025. To determine this, we compare your home with homes sold in the neighborhood and take differences into account.
Houses have become more expensive
In recent years, the selling prices of homes have risen. This also applies to homes in the municipality of Aalten. This is reflected in the WOZ value of your home. In 2024, the average WOZ value of a home in our municipality was €331,000. The average WOZ value in 2025 was €346,200, which is about €13,200 higher. Last year, the increase was more than €37,735 for an average home. This brings the average WOZ value for the year 2026 to €383,735. Compared to 2025, this is an increase of approximately 10.9%. Please note that we are talking about an average. This may be different for your home.
Property tax (OZB).
A higher WOZ value in itself does not affect the amount of your OZB. We explain how this is possible. Municipalities use the OZB to finance part of their tasks. These costs increase annually, but of course they do not suddenly become much higher because houses have become more expensive. That is why the city council determines each year how much OZB revenue the municipality needs to carry out its tasks. Based on that amount, the OZB rate is set. And that means that with rising WOZ values, the OZB rate is increased less or can even be reduced. Should the WOZ values decrease at any time, the OZB rate can go up again.
What does that mean for 2026?
By 2026, the total WOZ value of homes in our municipality will have risen by approximately 10.9%. The municipal council has decided to increase the total OZB revenue for 2026 by 2.1%. The property tax rate has therefore decreased (thanks to the higher WOZ value). For an average home (€383,735), this amounts to a property tax of €335, which is €6 more than last year.
