Property taxes and the WOZ value of your home
You will soon receive the municipal tax assessment notice. This will contain the property tax (OZB) and the WOZ assessment. How is the WOZ value actually determined? And will you pay much more OZB due to rising house prices? We answer those questions below.
Suppose you have a single-family house with a garage and a large garden. To determine the WOZ value, we compare your home with homes sold around January 1, 2024. We call this date the "value date. We compare your home with similar homes sold in the area. To do this, we look at the type of home, the year it was built, its surface area, its maintenance and its quality. They do not have to be exactly the same. Of the homes sold, we know the selling price. With the sales price of those comparable homes we determine the WOZ value of your home. Is your house smaller? Then you will have a lower WOZ value. But your garage and large garden will increase the WOZ value. This way, we always compare your home with the sold homes and take all differences into account.
The WOZ value is the estimated selling price of your home if you had sold it on January 1, 2024. To do this, we compare your home to homes sold nearby and take into account differences.
Houses have become more expensive
In recent years, sales prices of homes have increased. Also of homes in the municipality of Aalten. This is reflected in the WOZ value of your home. In 2023, the average WOZ value of a home in our municipality was € 314,000. The average WOZ value in 2024, at € 331,000, was about € 17,000 higher. In the last year, the increase was over € 16,000 for an average home. This brings the average WOZ value for the year 2025 to € 346,200. Compared to 2024, an increase of about 4.6%. Note that we are talking about an average. This may be different for your home.
Property tax (OZB).
A higher WOZ value in itself does not affect the amount of your OZB. We explain how this is possible. Municipalities use the OZB to finance part of their tasks. These costs increase annually, but of course they do not suddenly become much higher because houses have become more expensive. That is why the city council determines each year how much OZB revenue the municipality needs to carry out its tasks. Based on that amount, the OZB rate is set. And that means that with rising WOZ values, the OZB rate is increased less or can even be reduced. Should the WOZ values decrease at any time, the OZB rate can go up again.
What does that mean for 2025?
For 2025, the total WOZ value of homes in our municipality increased by about 4.6%. The City Council decided to increase the total 2025 OZB revenue by 2.2%. The OZB rate has therefore decreased (thanks to the higher WOZ value). For an average home (€ 346,200) this amounts to an OZB of € 329. And that is € 7,- more than last year.
